Making adjustments to commercial door closers
When inspecting a door closer, if the adjustment valve is not visible, the closer most likely has a cover.
Covers are usually plastic, but can also be metal. If you don't see the fasteners holding the lid in place, this means that the lid is held in place by tension. Pull it off and if you see the fasteners you can loosen, but not remove them, the fasteners and the lid will slip off.
1. If you find oil on the lid or oil on the body of the closer or leaking - no need to continue - you need a new closer. (However, if it is not leaking, you can continue.)
2. Now that you have opened the lid, you should be able to see the regulating valves. They should have an area nearby that indicates what they are, or there will be a diagram inside the cover. If not, you may need to do some experimentation to know which section of the closing area they correspond to respectively for speed adjustment.
3. Remember, when turning the commercial door closer adjustment screw, turn it at a slight angle and adjust slowly. Start with no more than 1/8 turn. Turn the adjusting screw clockwise to slow down the door closer and counterclockwise to speed up the door closer.
4. Open the door and watch it close. If it closes well the first time, check it 10 more times. If it closes correctly each time, you're done. If not, go back to the ladder and make another adjustment.
5. When it closes the way you want it to 10 times in a row, you can safely let it do its job.
6. Ideally, a non-delayed closer will close and lock the door in 7 to 8 seconds.
Troubleshooting commercial door closers
1. If there is a problem with the hinges, the door is bent or the door must swing up to close, it is not the door closer's fault. Sometimes the door must be repaired before the closer will automatically close and lock.
2. If the closer stops closing before the door closes completely or actually springs back when you try to close the door manually, the arm may not be installed on the shaft correctly. Download the instructions from the door closer manufacturer's website to see if it is installed correctly.
3. If the arm makes noise and bounces up and down when the door is in motion, tighten the fasteners that secure the arm to the closer, the head and the joints that hold the two parts of the arm together.
When commercial door closers need to be replaced
1. If the door closer is leaking oil, it must be replaced.
2. If your door closer slams shut and won't adjust, you may have a fluid leak or a worn valve seal. In either case, your best option is to replace it.
3.If the door closer has no spring tension and the spring tension adjustment rotation is not working, the spring is broken and the door closer must be replaced.
